How we work around occupied homes

Your family keeps living in the house while we replace the roof.

Most residential replacements happen on occupied homes. Families are inside. Pets are inside. The driveway is full. We are used to this, and we plan around it rather than asking you to disappear for two days.

Before the crew arrives, we establish where the dumpster goes, where materials will land, and what doors and pathways to keep clear. Landscaping and pool areas are covered. On a standard job, the roof is stripped and dried in the same day it is opened, so the house is never sleeping under open decking. The job does not finish until a magnet sweep has pulled loose nails from the yard, the debris is hauled off, and you have walked around the property with us.

The main noise is the tear off. On a single story shingle roof, that is one loud day. On a tile replacement it runs longer because tile is heavier to work with, and we tell you that in the estimate, not on the morning it starts.

The three systems we install on residential roofs.

Material choice matters most for longevity, insurance credits, and how the house looks. Here is the honest version of the tradeoffs.

Architectural shingle

The most common Florida replacement. Dimensional shingles hold up to Florida wind requirements, come in a wide range of colors, and are the most cost effective way to get a complete new roof. Faster to install than tile, which matters when you are living inside.

Concrete and clay tile

Common on Central Florida homes built in the 1990s and 2000s. Tile lasts longer than shingle under normal conditions, but it weighs significantly more and requires proper decking to support it. We verify load capacity before any tile installation.

Standing seam metal

The longest service life of the three, with strong wind performance. Higher upfront cost, offset by the fact that a properly installed standing seam roof typically outlasts two or three shingle replacements. Common on new construction and metal roof conversions.

Roofing for builders and new builds.

New construction roofing runs on a tighter schedule than a replacement, because the whole build waits for the dry in. We work with builders on the timeline, not against it, and show up when the framing is ready rather than making the framing crew wait.

How do I know if I need a replacement or just a repair?
One isolated problem on a roof with plenty of life left is a repair. Leaks appearing in multiple places, shingles that crack when walked, decking that flexes, or repair costs climbing toward real money are signs you are buying time, not a solution. Do you work on townhomes and attached homes?
Yes. Attached homes add HOA coordination and sometimes shared structural issues at the party wall, and we factor that into the estimate and the schedule. If there is an HOA that controls exterior approvals, having the material selection ready before the inspection speeds things up.
Will the roof replacement affect my insurance premium?
A new roof on its permit paperwork typically helps at renewal, because insurers in Florida track roof age closely. The specific impact depends on your insurer, your roof type, and your wind mitigation report. We can give you the photos and permit documentation; the premium question goes to your agent. What we will not do is promise a specific rate outcome.
Can you match the existing tile or shingle color?
For partial repairs, we bring samples to the inspection and match as closely as available stock allows. Discontinued colors or tile lines are the hard case: sometimes an exact match exists in salvage, sometimes it does not. We tell you before the repair what the match quality will look like, and you decide whether to proceed or replace the whole section for a clean uniform result.
