What an inspection actually is

Not a sales visit. A documented condition report.

Most roofers offer a "free inspection" that ends with a replacement quote. That is a sales call with a ladder. An AlphaCore inspection is a documented look at what the roof is doing right now, with photos of every finding, a written condition summary, and a straight answer on what needs attention, what can wait, and what is fine.

The photos are yours. The condition summary has dates and descriptions you can use with your insurer, your real estate agent, or the next contractor you get a second opinion from. If we find something that needs fixing, you get a written price for that specific repair. If we find nothing, we say so, and you have paperwork proving it.

The only thing we will not do is look at a roof in good shape and tell you it needs replacing. There is no commission structure that makes that worthwhile to us, and there is a contractor down the road who will quote the same job for less if we inflate it.

What we look at

The full inspection checklist, plainly stated.

Everything on this list is checked during a standard inspection, not just the obvious surfaces.

Roof surface

Shingles or tile for cracking, lifting, granule loss, and bare spots. Ridge caps and hip ends. Any area where the covering has failed or is close to it, noted and photographed.

Penetrations and boots

Every plumbing vent pipe boot, HVAC curb, skylight, and chimney flashing. Pipe boots are the most common source of Florida roof leaks and are inspected with particular attention.

Flashing and valleys

Where the roof meets a wall or changes direction, metal flashing carries the water. Lifted, rusted, or badly lapped flashing is a leak waiting to find rainfall, and it is found here before it does.

Underlayment and decking

Where visible at edges and from the attic, we check for moisture staining, soft spots, and underlayment that has shifted or torn. Attic access is noted in the report.

Wind mitigation features

Roof deck attachment, roof to wall connection method, roof covering, and opening protection. These determine the wind mitigation credit many Florida insurers offer. We note what is visible and photograph it.

Condition summary and next steps

A written summary with photos organized by finding, not by how bad the findings look. What needs repair now, what to monitor, and what is fine. No inflated urgency, no repair items invented to justify the visit.

The honest math

Why an inspection costs less than skipping one.

A pipe boot replacement caught at an inspection is a small repair. The same failed boot found after two rainy seasons is rot in the decking, mold in the attic, and a replacement bill that starts with a comma. The inspection does not prevent the failure; it finds it early enough that the fix is still cheap.

The same math applies everywhere in our Florida and Georgia service areas. Insurers have tightened renewal inspections, and a dated condition report showing a clean roof at renewal is worth having before the adjuster shows up. A report showing a problem you have already fixed is worth even more.

Do I need an inspection if the roof is not leaking?
Yes, for the same reason you get a dental cleaning before anything hurts. The failures that cost the most develop silently: a cracked boot that drips every rain but never shows inside, a loose ridge cap that lifts an inch every windstorm until it flies. An annual inspection on a roof over 10 years old is the cheapest roofing decision you can make.
What is in the written report?
A condition summary by area, photos organized by finding with descriptions, a severity rating (needs repair now, monitor, fine), and if anything needs repair, a written price for exactly that repair. The report is dated and yours to keep, share with your insurer, or use as a baseline for the next inspection.
How is this different from a wind mitigation inspection?
A wind mitigation report is a specific document your insurer uses to calculate your premium discount. It covers construction method, not current condition. Our maintenance inspection covers condition. They are complementary, not the same. If your insurer is asking for a wind mitigation form specifically, call and we will tell you which report answers that question.
Can the inspection find if my last repair was done right?
Often yes. We can look at the area that was repaired, photograph what is there now, and tell you whether the repair appears complete and properly sealed. What we cannot do is see through the roof at materials that are buried or read another contractor's mind on their methods. But visible workmanship issues and incomplete repairs are findable.
