Leaks, blown off shingles, cracked tile, failed flashing, storm damage. The job is finding where the water actually gets in, because it is almost never where the stain is.
Water does not drip straight down through a roof. It gets in at one point, then runs along the underlayment, down a rafter, or across the top of the ceiling drywall until it finds a low spot, and that is where your stain shows up. The entry point can be ten feet uphill of the mark on the ceiling.
This is why patching the shingles directly above a stain so often fails. The patch is fine; it is just in the wrong place, and the leak keeps feeding rot behind it. When we chase a leak we start at the stain and work uphill: the attic side first where there is access, then the roof surface, checking every penetration and flashing line above the wet path until we find daylight, a lifted seal, or a cracked boot. You get photos of the entry point before we quote the fix, so you know we are repairing the leak and not the symptom.

Most leaks are not mysteries. They come from a short list of usual suspects, and the biggest one surprises people.
The single most common roof leak in Florida. The rubber boot sealing each plumbing vent pipe dries out and cracks in the sun years before the shingles wear out. It is a cheap part and a fast repair, and it causes an outsized share of the ceiling stains we get called about.
Wind lifts shingle tabs, breaks their seal strips, and eventually tears them off, usually along edges and ridgelines. We replace the missing pieces, reseal what lifted, and check the surrounding field, because wind rarely damages exactly one shingle.
Concrete and clay tile crack from impact and foot traffic, and individual tiles slip out of position. The tile is not the waterproof layer, the underlayment beneath it is, so we fix the tile and inspect what it was protecting.
Where a roof meets a wall, a chimney, or another roof plane, metal flashing carries the water. When it rusts, lifts, or was installed badly, water goes straight into the structure. Flashing joints are the first place we look on any leak near a wall or valley.

When the roof is open and rain is coming, the fix can wait but the water cannot. We tarp the damaged area properly, fastened and battened rather than draped with bricks, so the house stays dry until the permanent repair is scheduled. Outside office hours, call the same number.
